  • Larger Format Tiles: Larger format tiles tend to be more cost effective in both material and installation but the right tiles can still provide a fresh, modern look that buyers want. 
  • Invest in a few key “wow” elements: You don’t have to go top of the line for every element in the house but investing in a few key elements can really pay off and give a halo effect to your whole project. A few of our favorites include using the same material for both counters and backsplash in the kitchen, adding a waterfall counter to an island and installing a killer chandelier. 
  • Paint! Painting a ceiling or an accent wall is a great way to add design elements at a very low cost. We love to paint stair rails and chair railing on stairs for a fun pop.
  • Wallpaper-the right print in a powder bath or a primary bedroom accent wall can really set your listing apart-just be sure to have it installed by a professional-poor installation of wallpaper can have the opposite effect!
