Hey Flipsters!  I'm excited to share with y'all the top trends I’m seeing in the interior design world for 2024. 

What I love about many of these trends is they have a very attainable vibe-nothing is too stuffy or precious- think warm, organic and welcoming. And while I could be totally wrong a lot of these trends feel more timeless than trendy to me- although maybe we should give it a few years!

Unveiling 2024's Top 10 Design Trends: What to Watch For

As a home flipper I am always trying to get the highest return on investment I can for a flip project-so I try to be strategic with my design choices and pick things that will appeal to a wide range of buyers and make selections that maximize style and functionality.

Through this blog, I hope to give you practical tips and insights that you can incorporate in your next design project- whether you're a seasoned flipper or just starting out in the world of home renovations. It’s about making strategic choices that resonate with the lifestyle and values of today's homeowners.

1. Embracing Earth Tones and Organic Vibes in 2024

The organic modern movement is all about bringing the calmness of nature indoors, using soft, earthy colors like taupe, sand, and forest greens, which not only create a soothing atmosphere but also add a layer of sophistication that’s both refreshing and timeless. Embrace your inner hippie and hop on this trend-the vibes are part zen, part kumbaya and all right all right all right.

One way to  incorporate this trend seamlessly in your next project is to embrace natural materials like wood and stone. In particular I like using white oak in our projects—whether in flooring, cabinetry, or furniture—it provides a warm, inviting environment. We love to use natural materials like quartzite and granite as well and pay particular attention to the materials that buyers will touch and feel.

2.Innovative Mixing: How 2024's Kitchens Combine Materials for a Stunning Look

One trend I’m super excited about is using multiple materials in one space. Why order just one entree when you can pick from the design buffet! This trend is all about breaking the mold by combining different materials to create a visually interesting experience. 

Embracing this trend might mean selecting light or dark perimeter cabinets in the kitchen and pairing them with a warm wood tone for the island. Mixing and matching countertops or even doing a leathered granite countertop with a quartz counter splash. It’s a bold move that pays off by creating dynamic, inviting spaces that draw people in and makes your project stand out when you sell. From a pragmatic standpoint, this approach gives your project a custom feel without significantly adding to the price tag.

3.Luxury Reimagined: The Rise of Custom Range Hoods in 2024's Kitchen Designs

This year, it’s all about making a statement in the heart of the home, and what better way to do so than with a bespoke range hood? Custom range hoods have transitioned from mere functionality to become major focal points of aesthetic appeal. Whether it’s sleek plaster, integrated woodwork, or bold metallic accents, a unique hood can transform any ordinary kitchen into a special space.

Strategically, this trend is not just about beauty—it’s also about smart investment. A custom range hood can significantly increase a kitchen's visual impact, potentially boosting a home's market appeal and resale value. It’s a practical upgrade that caters to both style enthusiasts and functional purists. In my own projects, I’ve found that such bespoke elements create a lasting impression on potential buyers, making these custom range hoods a cornerstone of my design strategy for 2024.

4.Space Maximization: The Functionality and Charm of Double Islands

One of the most innovative trends is the emergence of double islands. This trend is a game-changer for those who love to entertain or have large families. Imagine the possibilities with two islands: one dedicated to meal prep with all the necessary amenities like a sink and ample workspace, and another serving as a communal hub for dining and social interactions. It’s about maximizing space without sacrificing style or functionality. This layout can dramatically increase the efficiency and enjoyment of your kitchen, making it the ultimate gathering spot in the home.

5.Sophistication on the Ceiling: Exploring 2024's Unique Ceiling Treatments

We're elevating design literally to new heights with one of my favorite emerging trends: unique ceiling treatments. This year, it’s all about drawing the eye upward and transforming a typically blank canvas into a masterpiece of texture and color. From beams to wallpaper to paint, the options for ceiling customization are as varied as they are stunning. This trend adds a layer of sophistication and interest, turning an often overlooked area into a striking design feature.

Our favorite application of this trend is to use wallpaper on the ceiling-it give a bold, custom feel to the project and is often more economical than wallpapering the walls given the reduced square footage that you need to cover. Don’t have the budget for wallpaper? Paint is another great way to add character at a fraction of the cost. Personally I’m a big fan of a dark dramatic ceiling and have used this design element in multiple flip projects.

6.Bold and Beautiful: 2024's Trend Towards Deep, Rich Paint Colors

Another trend I’m loving is the use of deep, rich paint colors. In 2024 we’re moving beyond the safe confines of neutral palettes to embrace hues that radiate sophistication and warmth. Think lush forest greens, deep blues, and even sumptuous blacks that transform a room into a moody and interesting space.. These colors not only make a strong style statement but also create environments that feel both grounded and daring.

I've found that integrating these vibrant tones into my projects not only elevates the aesthetic but also appeals directly to the modern homeowner who is looking to make their space uniquely their own. Paint is my favorite cost-effective way to deliver  high-impact design.

7.Tile with Style: Mixing and Matching Patterns for Dynamic Spaces

In 2024 we won’t settle for a boring tile installation! Goodbye white subway tile, it's been real. We’re embracing the “more is more” philosophy and incorporating the use of multiple tiles and interesting installation patterns to create dynamic, visually engaging spaces. 

The trend involves combining different tile designs, textures, and colors to form unique patterns that elevate a room's aesthetic and intrigue. From using tile to write special messages - to integrating tiles of contrasting hues, the possibilities are limitless!

Implementing this trend in my renovation projects has been a game-changer, allowing me to deliver bespoke spaces. The best part is picking multiple tiles often doesn’t cost any more-labor and material costs often remain the same- and really gives a custom and upscale feel to the project.

8.Functional Finesse: The Return of the Butler's Pantry in Modern Homes

The return of the butler's pantry to modern homes is a trend I fully embrace for marrying style with function. Incorporating a butler’s pantry is more than just a nod to a bygone era- it serves as a strategic, space-maximizing element that modern homeowners love. A butler’s pantry offers additional storage and prep space, tucked away neatly between the kitchen and dining area. 

This setup is perfect for those who entertain often, allowing for a smooth transition of dishes and food from prep to presentation without cluttering the main kitchen area. Equipped with extra sinks, dishwashers, and refrigerators, these pantries enhance the functionality of cooking spaces, making them indispensable in well-appointed homes. As we embrace this trend, we see a blend of classic utility and contemporary design, proving once again that the best features of home design are timeless.

9. Handcrafted Elegance: Embracing the Shimmer and Variation of Zellige Tiles

I love to incorporate the shimmering allure and delightful variation of Zellige tiles into my projects, a choice that brings a touch of handcrafted elegance to any space. Zellige tiles, known for their unique, glossy finish and captivating texture variations, are not just tiles; they're pieces of art, each one uniquely handmade. Integrating these tiles into a kitchen backsplash or a bathroom feature wall provides a rich, bespoke look that truly stands out. Note-due to their handmade nature, it’s crucial to anticipate a bit more waste and order extra when using zellige tile to ensure that the installation process goes smoothly.
